FAA Property manages a rental in Scarness, Hervey Bay, and runs it from our Maroochydore office, the only office FAA has. At the 2021 Census, 41.4 percent of Scarness homes were rented, against 26.4 percent across the Hervey Bay region, and 37.6 percent of Scarness households were one person.

Hervey Bay is on the Fraser Coast, and so is the rental we manage
Start with the geography, because it decides what we're allowed to claim. Hervey Bay sits on the Fraser Coast, inside the Fraser Coast local government area. The Queensland Government files it under Wide Bay-Burnett. That's a different region from the Sunshine Coast, and it prices differently.
FAA manages one rental in Hervey Bay. A four-bedroom, two-bathroom house in Scarness, advertised at $625 a week, with Kayla Dale as the listing agent. That comes straight off our live rentals feed, read on 25 August 2026. The feed re-syncs every 15 minutes, so check it on the day you're reading this.
One office, and it's in Maroochydore. Suite 3-7, Level 5, Tower 2 at 55 Plaza Parade. Everyone who works on the Scarness property sits at that address. The Fraser Coast has no FAA office in it, and we're not going to dress that up. FAA Property Pty Ltd is a licensed Queensland real estate agency, Office of Fair Trading licence 4220395.
What follows is the local data. Every figure carries the publisher and the period it covers, so you can go and check it yourself.
Scarness rents at a rate the rest of Hervey Bay doesn't
At the 2021 Census, 41.4 percent of occupied homes in Scarness were rented. That's 676 dwellings. Across the wider Hervey Bay region the figure was 26.4 percent, or 6,657 dwellings. Queensland sat at 33.1 percent and Australia at 30.6 percent.
Four homes in ten with a tenant in them. That's a deep, active rental pool for a suburb of 3,646 people, and it's a long way from the owner-occupied picture most coastal suburb pages assume. Owned outright accounted for 34.3 percent of Scarness homes and mortgaged households 21.1 percent, so renting is the biggest single group here.
Keep the geography straight while you read those two numbers. The regional figure covers the ABS Hervey Bay statistical area, which takes in the city and the localities around it. The Fraser Coast council area is bigger again. Scarness is a single suburb inside both.
The homes themselves sit differently too. At the same Census, 65.7 percent of Scarness dwellings were separate houses and 26.5 percent were semi-detached, row or terrace houses or townhouses. Queensland's semi-detached and townhouse figure was 11.7 percent. Bedroom counts lean small: 50.8 percent of dwellings had three bedrooms and 16.6 percent had four or more, against 38.8 percent for Queensland. The average was 2.8 bedrooms.

Who rents here: more than a third of Scarness households are one person
At the 2021 Census, 37.6 percent of Scarness households were single person households. That's 611 of them. Across the Hervey Bay region the figure was 26.7 percent and across Queensland 24.7 percent. Family households made up 57.6 percent in Scarness against 69.8 percent regionally, and group households 4.9 percent.
Median age was 51 in Scarness and 51 across the region, so age is the same on both sides. The gap is household size. Scarness averaged 2 people per household against 2.3 for the region.
Now a separate measure, from a separate publisher. The Residential Tenancies Authority holds every rental bond lodged in Queensland. At the end of the June quarter of 2026 it held 688 bonds in Scarness, down from 696 a year earlier, and 59 new bonds were lodged during that quarter, up from 46. The one-bedroom flat was the largest single category at 164.
A bond held is an active tenancy with money lodged against it, and the RTA sorts those tenancies into its own dwelling types. So the table below shows what's being rented in Scarness. The Census figures above show what's been built there. Two different measurements, from two different publishers. Add one to the other and you get a wrong answer.

What Hervey Bay rents for right now
The Census rent numbers are five years old. Median weekly rent was $300 in Scarness and $335 across the Hervey Bay region at the 2021 Census. Those are 2021 baselines. Neither one is what a property rents for today, and pricing off them will cost you.
For a current figure, the RTA publishes median rent on new tenancies every quarter. In the June quarter of 2026, in postcode 4655, a three-bedroom house had a median of $590 a week and a four-bedroom house $660. A two-bedroom flat came in at $480 and a one-bedroom flat at $430. A three-bedroom townhouse was $585.
The RTA's own instruction is to compare each quarter with the same quarter a year earlier, so the table below carries the June quarter of 2025 alongside. These are medians for tenancies signed inside the quarter. They aren't the rent every tenant in Hervey Bay is paying.
Postcode 4655 covers Hervey Bay plus a long list of surrounding localities, so read it as a postcode figure. Scarness is one part of it. On the size of that market, 700 new bonds were lodged in 4655 during the June quarter of 2026, up from 611 a year earlier, and 7,176 bonds were held at the end of it.
The Fraser Coast and the Sunshine Coast price differently, and the RTA shows it in one line. In the June quarter of 2026 a four-bedroom house had a median of $650 a week across the Fraser Coast local government area and $890 across the Sunshine Coast. That's one publisher and one quarter, with $240 a week between the two markets. That's why this page sits apart from the Sunshine Coast ones.

What a Hervey Bay house sells for, and what it yields
Rent is one half of the sum. What you pay to get in is the other half, and the RTA publishes no sale prices. PRD Research does. Its Hervey Bay market update, published 25 May 2026, put the median house price at $840,000 for the first quarter of 2026 and the median unit price at $602,500.
The same report put the gross house rental yield in Hervey Bay at 3.8 percent in March 2026, above the Fraser Coast local government area at 3.6 percent and Brisbane metro at 2.9 percent. Gross yield is a year of rent divided by the price, before rates, insurance, management fees and repairs come out of it. Treat it as the top of the page and work your own numbers down from there.
Two things to hold onto. PRD Research is a competing agency's research arm, so it's industry reporting, and we're naming it and dating it so you can weigh it yourself. It also covers the March quarter, one quarter behind the RTA and REIQ figures on the rest of this page. Growth of 13.5 percent on houses and 15.9 percent on units over the year to March has already happened. What happens next is a different question, and nobody managing your property can answer it.

Vacancy loosened here while the rest of the state stayed tight
REIQ publishes a residential vacancy rate report each quarter. For the June quarter of 2026 it put the Fraser Coast at 2.2 percent and Hervey Bay at 2.3 percent, each up 0.7 percentage points over the quarter. Maryborough lifted 0.6 percentage points to 1.4 percent. Statewide the rate edged up to just 1 percent, well short of the 2.6 to 3.5 per cent band REIQ itself calls healthy.
Put that in scale. REIQ tracks 50 regions, and 29 of them still sat at or below 1 percent in the June quarter. Only six sat above 2 percent. Hervey Bay is one of the six.
A note on where those figures came from. We read them in the trade press. Australian Broker carried the report on 30 July 2026 and Real Estate Business on 31 July 2026. The figures are REIQ's and the reporting is theirs, and we couldn't retrieve REIQ's own release to check against.
Australian Broker also reported that several of the regions in that group, along with Mackay and Rockhampton, recorded their highest vacancy rates since the onset of the pandemic. It names Mackay and Rockhampton and stops there, so we're leaving Hervey Bay off that list.
More empty properties means more competition for the same tenant, and pricing and presentation start carrying weight they don't carry in a tight market. We won't tell you where the rate goes next, because nobody can measure a future quarter. What we do about the current one is price your property against what's actually leasing in the postcode that week, and adjust when it stops moving.

What's being built here, and what it doesn't tell you
Hervey Bay Hospital is getting a new helipad and a 35-bed expansion. A Queensland Government ministerial statement dated 15 December 2025 said construction was progressing and the work was to be completed in 2026. The Queensland Budget 2026-27 regional delivery plan for Wide Bay-Burnett, last updated 23 June 2026, describes the same job as expanding and refurbishing the existing emergency department building to include 35 beds.
That budget plan also commits to commencing delivery of a replacement permanent and auxiliary fire and rescue station at Hervey Bay. UniSC Fraser Coast, a campus of the University of the Sunshine Coast, sits in the Hervey Bay central business district and teaches three degrees in full: the Bachelor of Nursing Science, the Bachelor of Primary Education and the Bachelor of Social Work. The campus publishes no enrolment number, so we're not quoting one.
Read all that for what it is. Projects like these tell you where workers and students are going to be, which matters if you're deciding where to own a rental. What a property ends up worth, and what it rents for, are separate questions with separate evidence. A funded project on a published timeline can still move, and anyone selling you a Hervey Bay rent forecast off the back of a hospital wing is guessing.

The coast is the risk here, and it's already mapped
Hervey Bay fronts the water, and the state maps what that means. Queensland's coastal hazard area maps show the footprint of coastal inundation and declared erosion prone areas. The erosion prone area is the width of coast considered vulnerable to coastal erosion and tidal inundation. A projected sea-level rise of 0.8 metres by the year 2100 has been adopted by the Queensland Government, and the hazard maps are drawn on it.
Risk here runs address by address, and certifying a particular street or property is not ours to do. The Queensland Government runs a coastal hazard area map request service where you can ask for the map covering a specific property. Fraser Coast Regional Council publishes storm tide inundation mapping for the local government area on its mapping portal, along with a property flood search you can run on a single address.
One Census figure gets misread around here often enough to flag. At the 2021 Census, 13.4 percent of Scarness private dwellings were unoccupied, against 8.9 percent across the Hervey Bay region and 9.3 percent for Queensland. That's a count of dwellings with nobody home on Census night, 10 August 2021. Some were holiday homes, and some had the owner away for the night. A vacancy rate measures something else: rental stock sitting empty and advertised.
Check the exposure on the actual address before you buy or set a lease. A manager's job around weather is booking the gutter and roof checks before the season rather than after a warning, and knowing how to reach the tenant when one lands.

Six services, and the list doesn't shrink because the property sits on the Fraser Coast.

On nearby areas, the honest version. That same read showed rentals we manage in 13 suburbs, and Scarness was the only one on the Fraser Coast. The nearest managed rental south of it was Gympie, and the rest sit on the Sunshine Coast or in the Moreton Bay and Logan corridor. The whole listing store held 16 current properties across 14 suburbs that day, and the extra ones are sale listings. A tenanted property never gets advertised, so that read is a floor. It proves where we manage, and the tenanted properties it never shows are the part you'd have to ask us about.

Common questions
We couldn't find an official benchmark to check a quote against. No Queensland regulator or industry body we searched publishes one. For market context, the REIQ property management fees guide dated 1 December 2023 gives 9 per cent for metro areas and 7 to 12 per cent across regional Queensland, and the guide attributes those figures to Realestate.com.au and doesn't measure them itself. LocalAgentFinder, a commercial comparison site, published approximate 2026 averages on 13 March 2026 of around 7.5 per cent for Queensland, with about one week's rent as a letting fee, citing no external data. Hervey Bay is regional, so the REIQ band that applies is the 7 to 12 per cent one. None of that is FAA's rate. We quote our fee in the appraisal, against your actual property.
We won't rank them. Any list you find is somebody's opinion, and the review scores quoted in those lists come from different platforms with wildly different sample sizes. Four things you can check yourself instead. Is the agency licensed with Queensland's Office of Fair Trading, and what's the number? Who exactly would manage your property, by name? Does it manage anything near you now? Will it put the full fee in writing, including whatever gets itemised on top? FAA Property Pty Ltd holds licence 4220395 and names four property managers. We won't pick one for you, because best depends on your budget and on what you want the property to do. What we can hand you is measured. At the 2021 Census, Scarness was 41.4 percent rented against 26.4 percent across the Hervey Bay region, with 37.6 percent lone-person households and an average of 2 people per household. So for a buyer whose plan is to rent the place out, Scarness has an unusually deep rental pool for the area. That's a fact about the suburb. Treat it as one input into your own decision, and check the coastal hazard mapping for the address as well.
Getting the rent in, and handing the property back in the condition you handed it over. Most of the job follows from those two. In practice that means acting on day one of arrears instead of waiting for the month to end, and inspecting on a schedule so you see the property in photos before a small repair turns into a big bill. There's a compliance layer underneath it. Queensland's tenancy rules set notice periods, entry rules, minimum housing standards and how a bond is handled, and a manager who gets those wrong costs you money. No manager can guarantee an outcome, and one who says otherwise is overselling.
Start with the licence. Queensland's Office of Fair Trading keeps a public register, so check the agency's number before you check anything else. FAA Property Pty Ltd is 4220395, current to 5 June 2027. Then ask four questions and listen for plain answers. Who manages my property, by name? How does a tenant report a repair, and can I see it happen? What happens on day one of arrears? What's the fee in writing, including anything itemised on top of it? An agency that answers all four in plain words is easier to work with than one that answers in adjectives.
Arrears and repairs, and right now both are getting harder. Rent takes a big share of a household budget, so a tenant who slips behind needs a conversation on day one, and Queensland sets the notice periods for whatever follows. Repairs are the other one. A manager has to get a tradesperson to the property and keep you and the tenant informed while the work happens. With FAA, repairs run through the Tapi portal, so a request is tracked from the moment a tenant raises it. Australian Broker reported on 30 July 2026 that REIQ was hearing from property managers about owners scaling back non-essential maintenance, as costs including mortgage repayments and insurance stretch household budgets. That's the pressure sitting behind most of it.
