FAA Property is a licensed Queensland real estate agency, OFT licence 4220395, that manages residential rental property on the Sunshine Coast and sources investment property across South East Queensland. It is not a buyer's agent, financial adviser, tax adviser or SMSF compliance adviser. Builders and developers pay FAA when a purchase proceeds, and the strategy session costs nothing.

What FAA Property does, and doesn't do

Start with what FAA is, because it decides which of the other answers apply to you. FAA Property is a licensed Queensland real estate agency. It manages residential rental property on the Sunshine Coast, from one office in Maroochydore. It sources new-build, house-and-land and off-market investment property across South East Queensland. It plans investment strategy around those purchases, it sells property, and it's the real estate arm of FAA Group.

Now the shorter list.

FAA isn't a buyer's agent, a financial adviser, a tax adviser or an SMSF compliance adviser. Financial advice, tax advice and SMSF compliance are licensed work of a different kind, and a real estate agent licence doesn't reach any of them. So nothing on this site is advice about your own money. Before you buy, the people to ask are a licensed financial adviser, a registered tax agent and a solicitor.

The buyer's agent line is the odd one out, because that one turns on who pays FAA. The licence has nothing to do with it.

The licence does cover acting for buyers. Section 26 of the Property Occupations Act 2014 puts buying and negotiating for a client inside a Queensland real estate agent licence, and Queensland has no separate buyer's agent class. FAA can represent you in a purchase. Whether FAA is paid by you is a different question with a different answer, and that's the next section.

One more piece of the shape. FAA Property does property. Other FAA Group companies cover retirement planning, estate planning, finance, cash-flow management, accounting and taxation, and advice comes from whichever of them is licensed for it. If you met FAA through an accountant or a broker, that's the join you're standing on.

Shared name, separate companies. FAA Property does the property work: management, sales, sourcing and the strategy around a purchase. Financial advice and credit sit with those other companies rather than with FAA Property, so a question about a loan or a tax position isn't one your property manager answers.

How FAA is paid

So, the money.

FAA Property earns a commission from builders and developers when a property purchase proceeds. The strategy session itself costs you nothing. Because we're paid by the supply side, you should weigh our recommendations with that in mind.

That's FAA's own wording, published the same way across the investment pages on this site. It sits this high up for a reason. A free session from a firm the developers pay is only worth anything when both halves of it arrive together.

The licence question and the payment question arrive together, and answering only the first half is how a page ends up misleading. Both are true at once. Section 26 puts buying and negotiating for a client inside an ordinary Queensland real estate agent licence, so FAA can act for a buyer. FAA is still paid by builders and developers rather than by you, so it can't claim to act only for you.

Licence, office and how to reach FAA

FAA Property Pty Ltd holds Office of Fair Trading licence 4220395, real estate agent, current to 5 June 2027. The register is public and free, so you can confirm that in about a minute without taking our word for it. The company's ABN is 82 626 389 857, which is a second register you can check it on.

One office. Suite 3-7, Level 5, Tower 2, 55 Plaza Parade, Maroochydore QLD 4558. There's no branch anywhere else, and that's worth knowing if you're buying from interstate, because the team looking after the tenancy works from that address.

Where FAA sources, and where FAA manages

One question, two answers, and they don't cover the same ground.

Managing and sourcing are different claims. FAA Property manages residential investment property across the Sunshine Coast, from our Maroochydore office. Sourcing runs wider, across South East Queensland, and follows where the stock is. So a property FAA finds for you in another part of the state isn't automatically one FAA will manage for you.

Ask before you assume it either way, and you'll get a straight answer about your address. What's advertised for rent right now sits on the rentals page, which re-syncs from the property management system every fifteen minutes, so it is never more than about that far behind. No suburb list is printed here for the same reason.

What's included, and who does it

Property management is a relationship with a particular person, not a headcount. FAA's management team is four people: Kayla Dale, Senior Property Manager and Sales Agent, then property managers Kylah Jaggs, Jo-Anne Jerome and Kimberley Stevens. All four are named on the about page with their roles, so you can read who they are before you ring. The Office of Fair Trading licence, 4220395, is held by FAA Property Pty Ltd, the company, so no individual here is described as personally licensed or accredited. They all work from the Maroochydore office.

Emailing the agent is the habit, and it's the one thing that doesn't work here. Maintenance requests go through the Tapi portal on the maintenance request page, and there's no maintenance inbox in the system at all. A repair sent to a general inbox isn't a logged request, so nothing tracks it the way the portal does. Emergencies run on a separate path: follow the emergency contact details in your tenancy agreement.

Common questions

No. A buyer's agent acts exclusively for the buyer and is paid by the buyer. FAA sources investment property, plans the strategy around it and manages it long term, and is paid by builders and developers on purchase. If you want someone who acts only for you with no supply-side income, engage a licensed buyer's agent.
