WHO THIS IS FOR
Where Do You Fit?
First-Time Investors
You've got a home, some savings, or both. You want to know what an investment property actually costs week to week before you sign anything.
Equity Investors
Your home has gone up in value. You're wondering if that equity could cover a deposit on an investment property without touching your savings.
SMSF Investors
You've got a self-managed super fund and want to find out whether buying property through it may suit your situation. The rules are strict, so start with the right info.
Portfolio Builders
You already own one or more investment properties. You want to plan the next one with a clear strategy, not just chase the next listing.

OPPORTUNITIES
What FAA Sources for Investors
New Build
Brand-new homes. QBCC's Queensland Home Warranty Scheme: 6 years and 6 months structural defects cover from the earliest of premium, contract or work start, not handover; claim within 3 months of first becoming aware.
House & Land
Packages in Queensland growth corridors. The land price and the build price are set before you sign. Site costs and variations are quoted separately.
SMSF
New-build properties that meet SMSF compliance requirements. FAA connects you with specialist advisers before you commit.
Equity
Your home may have equity in it. Usable equity is assessed by a lender or broker, and FAA handles the property side.
Off-Market
Properties that aren't on Domain or realestate.com.au. Sourced through FAA's builder and developer relationships.
Wholesale
Pricing negotiated on volume across selected developments. FAA doesn't publish a saving figure against it.
Office hours: Monday to Thursday 8:30am to 5:00pm, Friday 8:30am to 4:00pm

What Your Shortlist Contains
What FAA sends back for each option, and where a number is an estimate the shortlist says so.
Property Details
Floor plans, site plans, inclusions, builder information and, where the property is still being built, the construction timeline.
Price
What the property is being offered at. On a house-and-land package, how that splits between the land price and the build contract price.
Location
Where it is, with the rental demand, vacancy rates and recent comparable sales FAA looked at for that suburb.
Inclusions
What the build price actually covers. Fixtures, fittings, landscaping, driveway and fencing are the lines worth reading twice.
Estimated Rent
What the property is likely to rent for per week, based on current leases and comparable properties nearby. An estimate, not a promise.
Relevant Costs
The ownership costs FAA can put a figure to, and the ones that depend on your own position and need your accountant or broker.

THE FAA INVESTMENT PATHWAY
How FAA Sources a Property for You
Five steps, from the brief you give us to the options you talk through.
You Give Us the Brief
Preferred location, budget and purchase timeframe. Unsure is a valid answer to any of the three, and a more useful one than a guess.
FAA Goes to the Supply Side
FAA is one of the agencies builders and developers release stock to. That relationship is where the access comes from. The stock is not exclusive to FAA, and other agencies get allocation stock from the same builders.
Options Are Filtered First
Rental demand, builder track record and growth fundamentals. FAA checks all three before presenting anything to investors.
You Get the Shortlist
Property details, price, location, inclusions, estimated rent and relevant costs. One entry per option that fits the brief, with the costs FAA can put a figure to.
You Talk It Through
FAA discusses the options and explains the information available for each one. Builders and developers pay FAA a commission when a purchase proceeds, so weigh the recommendations with that in mind.
Result: A shortlist of Queensland options, with the information FAA holds on each one.

Independent financial, tax and legal advice should come before you sign anything.
