Property Investment Strategy: Common Questions
A strategist starts with your financial position rather than with a property. They work out what you can borrow, what you should borrow, what you're trying to achieve and by when, then decide whether property is the right way to get there. Only after that do they look at specific properties. A buyer's agent, by comparison, is engaged once you've already decided to buy and focuses on finding and negotiating that purchase.
A buyer's agent works on the purchase. They search, inspect, negotiate and secure the property, and their job ends at settlement. A strategist works on the plan around the purchase: the structure, the timing, the finance pathway, the tax position and what happens after settlement. FAA is the second of these, and we also manage the property afterwards, which a buyer's agent does not.
FAA Property earns a commission from builders and developers when a property purchase proceeds. The strategy session itself costs you nothing. Because we're paid by the supply side, you should weigh our recommendations with that in mind and seek independent financial advice before committing. We'd rather say this plainly than have you find it in a footnote.
No. A buyer's agent acts exclusively for the buyer and is paid by the buyer. FAA sources investment property, plans the strategy around it and manages it long term, and is paid by builders and developers on purchase. If you want someone who acts only for you with no supply-side income, engage a licensed buyer's agent. If you want the property, the numbers, the finance pathway and the management handled by one Queensland team, that's what we do.
Not always cash. Many Queensland investors use the equity in their existing home instead of a saved deposit. Lenders generally let you access up to 80 percent of your property's value less what you owe. Whether that's enough depends on your borrowing capacity, which is the other half of the calculation.
Then we'll say so. Not every situation suits a purchase this year, and buying at the wrong time in the wrong structure costs more than waiting. You'll leave the session knowing what would need to change and roughly how long that takes.
