There are many reasons you might want basic property information. Here are some common scenarios:

  • You are looking to buy a property and want additional details.
  • You are considering investing in the local property market.
  • You are involved in a boundary dispute and need specific property information.

Is it legal to search for ownership information?

There are official authorities that provide services for property ownership searches. For example, Titles Queensland was established by the state government to maintain Queensland's land and water title registries. The information provided through their service is a matter of public record.

Official channels are not the only way to obtain information. Community groups and social media might provide ways to gather information. However, legal concerns may arise in these situations. Be careful about how you find information and what you do with it. There are several laws to consider, including:

  • Defamation. Suppose you read on a forum that a property owner is involved in a boundary dispute. If you share that information on social media, you risk defaming that person if it is untrue.
  • Criminal code. In extreme cases, certain behaviour may be considered harassment.

3 free methods to find Sunshine Coast property ownership information

If you're looking for property ownership details, here are three ways you can find the information you need.

Queensland titles registry online search

Below is a simple, step-by-step guide to obtaining title information via a land registry service.

  1. Visit the Titles Queensland website or an authorised information broker, such as InfoTrack.
  2. Navigate to the online title and image search.
  3. Search for the correct address using the search bar. If the property has been amalgamated or subdivided, you may need to use the lot and plan number instead. You can find the lot and plan number for an address through the Queensland Geocoder.
  4. Select the products you wish to purchase.
  5. Pay online with a credit or debit card.
  6. Title search fees typically range from $24.69 to $36.37, depending on the product selected. Check the Titles Queensland website for current pricing.
  7. You should receive your documents within 24 hours. If you do not, contact Titles Queensland.

The information you can receive through a title search includes:

  • Current title. This displays the current owner’s name and other interests, including:
    • Mortgages.
    • Easements.
    • Encumbrances.
    • Caveats.
  • Historical title search. This shows all interests registered against the title since the introduction of the Automated Titles System in 1994 and is useful for historical property ownership records.
  • Survey plan image. This image depicts the location and dimensions of a land parcel.
  • Statement of registered dealing. This provides information on transactions affecting the land, such as:
    • Mortgages.
    • Transfers.
    • Caveats.
    • Leases.
    • Easements.

A title search can provide valuable information; however, historical information may be outdated, and searches may not display unregistered encumbrances. You may also need to commission a separate survey to obtain accurate boundary information.

Sunshine Coast Council property information search

Sunshine Coast Council provides a range of information through MyCouncil. Information available includes:

  • Rates and valuation. This shows the current owner and any paid or outstanding rates, as well as property valuation information.
  • Building, plumbing, and development. This can tell you about building approvals and plumbing records. You can find any outstanding statutory notices and inspection dates.
  • Flooding. Information is available based on the Council’s flood models, subject to data availability.

  • Nextdoor app. Nextdoor brings neighbours together to share recommendations and connect. Building relationships with neighbours may help you learn about local property ownership.
